What identification is needed?

• A valid government-issued photo ID is required for all applicants age 18 or older to tour our community.

Do you accept Housing Subsidy?

If you participate in subsidized housing or are applying to an affordable unit, please contact the office to apply.

Can I use a Portable Tenant Screening Report (PTSR)?

You have the right to provide a PTSR that is not more than 30 days old, as defined by Colorado Revised Statutes.

• No application fee will be charged if a valid PTSR is provided.
• The report must come from a certified consumer reporting agency.
• The report must comply with applicable laws.
• You must confirm no material changes have occurred.

What are the income requirements?

• Combined household income must be at least 2× the monthly rent.
• Guarantors must earn at least 5× the rent.

Do you check credit history?

• A credit screening is required.
• Low credit may require a deposit or guarantor.
• The Guarantors service may be used if needed.

Will you run a criminal background check?

• All applicants undergo screening.
• Applications may be denied based on convictions.

Do you require renter’s insurance?

• $100,000 minimum liability coverage is required.

• You consent to email, phone, and text communication.
• Information may be used for operations and marketing.

Rental Rates & Lease Terms

• Rates are valid for 2 business days.

Offers may change without notice and are based on the date the apartment is secured.

Application Accuracy

• False information may result in denial.

What are the occupancy limits?

Standard guideline: 2 persons per bedroom + 1 per apartment.

• 1 Bedroom: Up to 3 persons
• 2 Bedroom: Up to 5 persons
• 3 Bedroom: Up to 7 persons
• 4 Bedroom: Up to 9 persons
